Third placed Sevilla lost more ground on the leading two after they were held to a 1-1 draw by Valladolid, their second home draw in a week.
The visitors had the better of the opening minutes, and Manucho gave them the lead with a well placed header from a Diego Costa cross.
Borja was sent off though soon afterwards for a foul on Perotti, and Luis Fabiano equalised from the penalty spot after Marcos fouled Navas on the stroke of half time.
Mendilibar's side held on however in the second half for a valuable point.
